Jay Goldstein
Chairman
Jay is the Chairman and a Managing Director of Epta Capital Management, and a member of the Investment Committee of the Epta Capital Management Fund.
Jay has had a successful career as the founder of two financial services companies and prior to that as a mergers and acquisition attorney.
Jay is the CEO of Spring Garden Capital Group which he founded in 2016. Spring Garden Capital is a private lender that has funded over $1 billion in real estate projects in the Philadelphia, Pittsburgh, Baltimore and Washington, DC markets. In October of 2024, Spring Garden Capital was sold to OceanFirst Bank at a 1.9 multiple of common book value. While at Spring Garden Jay raised $45 in equity and a $100 million in debt to fund operations. Jay continues to serve as the CEO while Spring Garden Capital operates as a wholly owned subsidiary of OceanFirst Bank.
In addition to his role at Spring Garden Capital, Jay has served a co-managing partner of two real estate investment funds for which he helped raise $150 million in debt and equity to renovate and develop properties in two qualified opportunity zones in Philadelphia.
Prior to Spring Garden Capital, Jay founded Valley Green Bank in 2005. By 2014, Valley Green Bank had $425 million in assets, three branches in Philadelphia and two commercial loan centers, and over 60 employees. In 2013, Valley Green Bank was named one of the top 10 highest performing community banks in the country. While at Valley Green Jay facilitated 4 fully subscribed rounds of capital raises. In 2015, Valley Green was sold to Univest Bank and Trust Co at a 2.35 multiple to book value. After the sale Jay served on the Board of Univest for 2 years.
Prior to joining Valley Green Bank, Jay was a partner in the law firm of Kleinbard LLP. He concentrated his practice in the areas of mergers and acquisitions, public and private finance, and real estate.
In addition to his professional activities, Jay serves as Chairman of the Delaware River Waterfront Corporation, a non-profit responsible for facilitating public and private development on the Delaware River in Center City Philadelphia. Jay is also on the Board of the Philadelphia Industrial Development Corporation (PIDC) and PIDC’s CDFI and chairs both entities Loan Committee.
Jay is a graduate of the American University, Washington College of Law, where he received the school’s Outstanding Graduate Award. He received his undergraduate degree with honors from the State University of New York at Binghamton, where he was chosen commencement speaker.
